Casa Frazi is the ideal location for your next holiday. Very tranquil and private, the house sits at the end of a long 'strada bianca' and overlooks a beautiful valley, surrounded by fields and stands of trees. The compound sits on about an acre of land with many fruit and olive trees. Enjoy a swim in the pool and later, drinks on the back patio, looking out across the rolling hills of Le Marche.

Casa Frazi, which was a working farm for generations, incorporates country vacation living into the fabric of the old landscape. The old bread oven is restored and usable for baking pizza and bread. There are lavender, rosemary, sage and bay-leaf bushes throughout the property, as well as roses and several mature trees. The fruit trees include cherries, apples, apricots, plums, pears and persimmons. There is also a vegetable garden, including one large fenced area and two raised beds just outside the kitchen. With patios off the front and back of the house, there are endless opportunities to enjoy the natural beauty of Le Marche. The 12 x 5 m. swimming pool is equipped with chairs, chaises and umbrellas, and it is cleaned daily by the owner and weekly by a pool specialist.

The charming, walled medieval village of San Ginesio (pop. Approx. 3,500) is 5 minutes away by car or 30 minutes walking. All necessary shops and services are no more than a 10-15 minute drive.

Please note that Casa Frazi is a strictly non-smoking house.

Accommodation

Both the main house and the guest cottage (where the owners live during the summer) are meticulously restored with an eye towards modern amenities and vacation living. The main house – a classic Le Marche style farm house - boasts exquisite stone work, traditional Marchigiani ceilings and fireplace, as well as terracotta-tile floors throughout. The decor is simple, yet tasteful and comfortable.

The guest cottage, once the farm’s piggery but now restored and transformed, is occasionally available for vacation rental by special arrangement. It is a stand-alone unit and contains its own furnished kitchen/dining /living area, a bedroom sleeping two and a bath with shower. It has plenty of light and a small patio, and is positioned discretely behind the main house.

The main house has two levels. Entering on the ground floor, you find yourself in a foyer that boasts restored original stonework. A step down into the large living room brings you to the heart of Casa Frazi. There are two sofas, two easy chairs, a large coffee table, rugs and a desk, 3 large windows, and a French door leading to the back patio. There are also well-stocked bookshelves (reading materials in both English and Italian), a flat-screen TV connected to the SKY satellite, a DVD player, a small stereo and a selection of DVDs and music CDs. There is also wireless broadband internet. Another step down under a brick and stone arch leads to the spacious kitchen/dining area. The fully equipped cook’s kitchen is outfitted with a five-burner stove and oven, refigerator, dishwasher, a double sink, well-placed lighting and plenty of counter/storage space. The heavy oak table in the adjacent dining area sits 8 people comfortably. Another set of French doors opens onto the back patio, which has a large outdoor dining table, chairs and umbrella. This is indoor-outdoor living at its best. A full bathroom and laundry room (with vacuum, washer, iron and board, and a deep sink) complete the ground floor of Casa Frazi.

Upstairs are 2 more full baths (one of which is ensuite) and 3 spacious double bedrooms, each of which can be configured with either 1 queen-sized or 2 single beds. Each room offers a different view and decor, and one has a door to an external balcony. The house sleeps 6.

The heavy stone and brick walls of Casa Frazi and its north/south positioning make air-conditionig superfluous, but electric fans are available for the hottest days, usually in July.

When Casa Frazi is rented out, the owners, David and Claudia, move into the guest cottage. They try to find the perfect blend of unobtrusiveness and helpful availability to resolve any problems as they arise and offer guests advice or assistance, as needed/requested. Both are fluent in English and Italian, and Claudia speaks French, as well. They are very well-informed about places to go, things to do, where to shop and eat, ecc. and enjoy being at your service.

A security deposit of € 350 will be requested and will be refunded subject to any damage or additional expenses incurred.

The villa is in the rest of the year generally unavailable, except by very special arrangement.

The guest cottage can be rented for € 300 included with main house rental, € 450 separately, again only by special arrangement

The pool is usually open from 1 June to 15 September, though this can vary according to need.

On departure day, guests are expected to strip the beds, pile up used towels and wash/put away dishes.

Please note that inside the house smoking is not allowed.
