Casa delle Querce is located in an idyllic rural position with stunning views and absolute privacy, yet it is within a 15 minutes walk (or 2 minutes drive) of the picturesque and historic hill town of San Ginesio.

It is an exceptionally comfortable and welcoming stone home dating from 1856, suitable either for families or up to four couples. Beautifully restored using original stones and beams, it looks out over the Fiastrone Valley to the Sibillini Mountains. The views from the terracotta tiled terrace are truly wonderful, particularly as the evening sun goes down over the Sibillini Mountains. The terrace looks down on the well stocked gardens and the totally private 10m x 5m swimming pool with several mature oak trees in the hectare of grounds.

The house itself has been proudly restored by local craftsmen who have lovingly created a welcoming family home. The metre thick stone walls ensure a fresh temperature in the summer and warmth in the winter, whilst every window is fitted with integral mosquito blinds to ensure your comfort throughout the day and night. Every care has been taken to ensure Casa delle Querce adheres to the traditional customs and architectural style of the Marchigiani.

As well as the very nearby San Ginesio (recently named as one of Italy’s most beautiful hill towns), several other exquisite hill towns are within a 15-20 minutes drive: Sarnano, Colmurano, Gualdo, Penna San Giovanni, Urbisaglia being just a few of them. Each of these towns is beautiful in its own right with ancient stone walls and several historic churches to visit.


Ground Floor: The main entrance leads from the car parking area into the entrance hall with original terracotta stone stairs up to the first floor. The entrance hall features an original pizza oven and leads into the dining room with large table and chairs. Adjacent to the dining room is the kitchen complete with granite worktops, dishwasher, large oven and hob, plentiful storage and more than enough cutlery, glassware etc to entertain on a grand scale. The dining room opens out onto the magnificent beamed lounge with traditional open fire place, exposed stonework and inviting couches and chairs. Both the kitchen and the lounge have double patio doors leading onto the terrace. Accessed from the lounge is a large double bedroom with its own en suite bathroom. This bedroom has a king size double bed and features magnificent beams and exposed stonework. Also on the ground floor but accessed from the terrace is an outside toilet (handy for the pool!) and a utility / store room with boiler, washing machine, etc.

Upper Floor: The original terracotta stone stairs lead up from the entrance hall to a landing area which gives access to 3 spacious twin bedrooms and the large family bathroom with bath and separate shower. Each upstairs room features an original beamed ceiling and terracotta tiled floor, and all rooms enjoy tremendous views over the adjoining countryside and Sibillini Mountains.

Outside: The very large and completely private terrace is a defining feature of the house with its south-west facing aspect and uninterrupted views of the Sibillini Mountains. The terrace has a fully covered Loggia area with large table and chairs which is perfect for outside dining with easy direct access to the lounge and kitchen. The beautifully designed and maintained gardens include a stone staircase leading down to the classically shaped 10m x 5m pool and a sunbathing area which is bordered by several oliander plants. Beyond the main garden area is a further hectare of grounds including many beautiful and ancient oak trees.
